What we commit to

We commit to process and deliverables, in writing. A float center is a capital project, a water-treatment plant and a hospitality business at once; each gets its own plan.

  1. Before you raise capital, you will have a feasibility study, a pro forma and a pitch deck built on a working center's economics.

  2. Your suites will be designed for acoustics, salt, leak containment and service access before the first wall goes up.

  3. Your water-sanitation and UV plan will be written for your health department before the first inspection.

  4. You will open with staffing, SOPs, membership and pricing in place, not improvised in the first week.

  5. If you are rescuing an existing center, by the end of week two you will know its break-even and its cash position.

You are here if

Float centers fail in ways ordinary buildouts do not: salt, water, sound and regulators who have never seen a float tank.

  • You have a site in mind and no pro forma an investor will take seriously.
  • Your designer has never built a room for a tank of dense salt water.
  • The health department wants to regulate your tanks like spas.
  • Salt is corroding fixtures, walls or equipment faster than you planned.
  • Bookings are steady, and membership, pricing and staffing have stopped adding up.
  • You are buying a center and need to know what you are really buying.

Scope of services

The full life of a center, from the first pro forma to the thousandth session, with turnarounds for centers already open.

  1. Feasibility and pro formas

Market, site and model, with break-even and ROI calculated before a dollar is committed.

  2. Pitch decks and capital raising

Projections, business plans and investor materials built on a working center's economics.

  3. Site selection

Use, utilities, drainage and code reviewed before the lease, with terms negotiated alongside counsel.

  4. Suite and facility design

Staggered-stud acoustic walls, isolation pads, salt-proof finishes, sloped suites with trench drains and tanks raised for service.

  5. Water sanitation and UV

Pump, filtration, UV and return-water systems specified for float solution of ~1,300 lb of salt in ~220 gallons.

  6. Health-department variances

Inspectors briefed on how float systems differ from spas, and variances pursued where the code does not fit.

  7. Guest-experience automation logic

Session start, gradual dimming, music, sunrise-like exit lighting and room climate, defined as logic and integrated across the facility.

  8. Opening operations

Hiring, training, SOPs and maintenance schedules in place for the first session.

  9. Membership and pricing

Membership and pricing built so premium positioning and premium price agree.

  10. Turnarounds of existing centers

The Turnaround Program, beginning with the two-week Diagnostic, applied to float and wellness centers.

How the engagement runs

A new center runs from feasibility to the first session. An existing center begins with the two-week Diagnostic from our Turnaround practice.

04 phasesFeasibility to the first session

  1. Phase 1

    Feasibility and capital

Market, site, pro forma and investor materials.

  2. Phase 2

    Site and design

Lease, suite design, acoustics, salt-proofing and water systems coordinated into one set.

  3. Phase 3

    Build and permits

Owner's representation through construction, health-department review and commissioning.

  4. Phase 4

    Opening

Staffing, SOPs, membership, pricing and guest-experience logic in place for the first session.

Questions, answered

Do you only work with float centers?

Float centers are where our principal built the record. The same playbook of feasibility, capital, suite design, sanitation and opening operations applies to clinics, studios and other wellness facilities with demanding water, acoustic or guest-experience requirements.

Will the health department treat float tanks like spas?

Often, at first. Our principal educated inspectors who initially sought spa-style continuous-flow rules and helped obtain a variance. We prepare that conversation before the first inspection.

Which sanitation and UV equipment do you recommend?

Equipment is specified for your suites, your water and your health department, not from a catalog, with water-sanitation specialists from our network.

Do you help raise capital?

We build the projections, pro formas and pitch decks investors read, and prepare you for those conversations. We do not broker investments or advise investors.

Do you take on existing centers?

Yes. Turnarounds of existing centers follow our Turnaround Program, beginning with the two-week Diagnostic.

Where do you work?

We take remote and on-site engagements anywhere in the United States.
